This guide is here to walk you through the most common tile-related issues with clear explanations and step-by-step solutions, so you can troubleshoot with confidence and get back to enjoying your space.
Material Responsibility Policy
While we are fully committed to providing high-quality materials and ensuring that our products meet rigorous standards, it is important to clarify the following:
- Our responsibility is limited strictly to the quality of the materials supplied.
- We do not accept responsibility for issues arising from installation practices, including but not limited to:
- Incorrect grout selection or application
- Improper bed installation
- Failure to follow recommended installation procedures
Additionally: We do not accept liability for damage or breakage that occurs after installation is completed, including issues reported long after installation (e.g., breakage occurring one and a half years later).
It is the responsibility of the installer to ensure that proper techniques, materials, and procedures are employed in accordance with both industry standards and our recommended guidelines.
Grout Issues: Prevention and Solutions
Grout might seem like a small detail, but when things go wrong, it can cause big headaches. Whether it’s discoloration, residue left behind, or problems caused by using the wrong type, grout issues are surprisingly common. Below, you’ll find the most frequent concerns along with straightforward solutions to help keep your tiles—and your sanity—intact.
Tile Haze After Grouting
Issue:
- Tiles exhibit a persistent haze after grouting.
Solution:
- Thoroughly clean tiles using Athena’s Heavy Duty Cleaner by Tile Armor, which helps remove grout haze.
- If needed, gently buff the surface with 220-grit sandpaper—but results may vary
- Once the tiles are clean, it must be sealed with the Zeus' Tile Sealer.
- If powdered grout was used during installation, the color pigments in such grout may permanently stain the tile surface. To mitigate this risk, it is recommended to utilize a ready-mix grout product such as Mapei Flexcolor CQ or Laticrete Spectralock 1.
- It is essential to follow the installation guidelines provided with the tile product, which typically emphasize the importance of selecting an appropriate grout.
- Ensure that grout residue is removed promptly after application to prevent it from drying and adhering to the tile surface.
- It is critical that tiles be properly primed prior to the application of grout, as this significantly reduces the likelihood of staining and facilitates easier cleaning.
- Grouting should proceed using an appropriate grout product as recommended, taking care to clean all excess grout immediately.
- Once grouting is complete and all residue has been removed, a final thorough cleaning should be performed.
- Sealing must occur at the end of this process to protect the tile surface, enhance durability, and ensure ease of maintenance over time.
- Please reach out to the Grout company for a suggestion of a Grout remover product (e.g. Mapei contact is: Jason Glogolich, jglogolich@mapei.com 609-915-3502)
Tile Stains: Common Causes and Expert Solutions
Stains on your tiles can be frustrating, but we’re here to help. Here are the most common stain issues and effective solutions to restore your tile’s appearance.

Incorrect Grout Selection by Installer
Issue:
- Use of an inappropriate grout product by the installer, which may contribute to haze and staining.
Solution:
- Sanded grouts and powdered grouts containing pigments are not suitable for all tile types and can lead to color staining and surface residue, especially on porous or textured tiles.
- It is critical to select grout based on both manufacturer recommendations and the specific characteristics of the tile.
- Installers should avoid sanded grout when narrow grout lines or delicate tile surfaces are present.
- For sensitive surfaces, ready-mix, non-sanded grouts are preferred to reduce risk of staining and improve final appearance.
Tile Staining from Protective Covering
Issue:
- Residue and discoloration appeared after removing protective covering from cement tiles.
Solution:
- Make sure the tiles were sealed prior to covering, as unsealed cement tiles can absorb moisture and pigments.
- Apply Athena’s Heavy Duty Cleaner either undiluted or mixed 1:1 with water.
- After the reaction time, use a melamine pad to gently scrub the surface.
- Avoid abrasive tools during initial cleaning to prevent surface damage.
- Rinse thoroughly with water. Repeat if necessary.
Stains Appearing on Sealed Tiles
Issue:
- Stains appeared on tiles after sealing.
Solution:
- Clean tiles thoroughly using Athena’s Heavy Duty Cleaner
- Re-seal using Poseidon’s Tile Primer followed by Zeus’ Tile Sealer.
- Maintain cleanliness with Aphrodite’s Daily Cleaner.
White Stains Between Zellige Tiles
Issue:
- White staining between tile joints.
Solution:
- Most likely caused by low-quality adhesive.
- Recommend using high-quality adhesives and experienced installers to avoid this issue.

Installation Questions and Pro Tips
Proper tile installation sets the foundation for a long-lasting and beautiful finish. We’ve gathered the most common installation questions and provided expert-backed answers to guide you through a smooth and successful process.

Installation on Suspended Slab
Issue:
- Uncertainty about appropriate installation method (thinset or mud bed) on a suspended slab.
Solution:
- Both thinset and mud bed are acceptable.
- It is strongly recommended to use Ditra (by Schluter) as the underlayment.
- If the subfloor is not level, apply a thin layer of self-leveling compound prior to installation.
- Proceed with tile installation in the following order: 1. Ditra → 2. Self-leveling compound (if required) → 3. Tile installation
Tips for Installing the Brass Tiles
Issue:
- Concern about brass patina affecting grout color in wet environments
Solution:
- Grout Recommendation: Use only quartz-based, ready-mixed grout (e.g., Mapei Flexcolor CQ). These grouts do not stain or absorb moisture, so they will not affect the tile color.
- Tile Layout: Plain color tiles or Plain white tiles. We generally advise against cutting the brass frequently unless your tile installer is experienced in doing so. For guidance, there is a helpful video on our website demonstrating how to properly cut the brass.
- Brass Maintenance: Our brass inlays are very easy to maintain. While they are highly durable, they may develop a brown patina over time (not green). This can be easily cleaned with 400-grit sandpaper, which will restore the original shine as if brand new.

Color Rub-Off from Tile Surface after Installation
Issue:
- Color transfers to skin or objects upon touch after installation.
Solution:
- The color transfer observed is caused by residual dry surface pigments from the cement tiles, which is normal for unwashed tiles.
- After installation, if any color transfer occurs, the tiles must be thoroughly cleaned with copious amounts of water to remove the residual surface pigments before sealing.
- Proper cleaning followed by the application of an appropriate sealer will resolve this issue and ensure the durability and appearance of the tile surface.
Tile Color Variations & Imperfections: What to Expect
Handcrafted tiles come with character, and that often means natural color shifts and surface quirks. While these variations can enhance the tile’s charm, we know they can also raise questions. Below, we explain the most common appearance-related concerns and help you distinguish between acceptable variation and potential issues.
For more details, please refer to our Imperfections Guide for an in-depth look.
Zellige Color Not Matching Website
Issue:
- The color of Zellige tiles appear different than on the website.
Solution:
- The actual tone of the tiles may vary due to factors such as lighting conditions, screen settings, and the handmade nature of Zellige tiles. Each tile is individually crafted, resulting in subtle variations in shade, texture, and finish, which contribute to their unique character and authenticity.
- While every effort is made to ensure that website photographs accurately represent the tiles, it is not possible to guarantee complete consistency across all screens and devices.
- To provide additional clarity, images on the right side illustrate examples of typical color variations that may occur.
- To make an informed decision regarding color selection, it is recommended to order multiple samples, as tone and color may differ from tile to tile.

White Dots Beneath Zellige Tiles
Issue:
- Lime spots under Zellige tiles.
Solution:
- The white dots visible beneath the glaze on the Zellige tiles are lime deposits naturally present in the clay. These typically appear 15–20 days after the cooling process. This occurrence affects about 5% of production in the worst cases and is considered a standard characteristic of Zellige tiles. Unfortunately, it cannot be prevented, which is why we always recommend ordering approximately 15% more than the estimated quantity. This applies to all Zellige production—it’s part of the charm and authenticity of the product.
- A trained installer familiar with Zellige should set aside these pieces and use them for cuts. Additionally, small popped glaze pieces at the bottom of some boxes - this is also normal.
Uneven/Bumpy Zellige Tiles
Issue:
- Tiles appear uneven or not flat post-installation.
Solution:
- Regarding the surface variation, the natural bumpy and uneven texture is a distinctive feature of Zellige tiles. These subtle irregularities are part of their handmade, artisanal design, giving the surface a rich, organic character that many of our clients value for its warmth and uniqueness.
- You can view the attached video to see how these tiles are crafted.

Terracotta & Zellige Mosaics Grout Selection
Issue:
- Proper grout selection and application method for Terra & Zellige mosaics
Solution:
- Due to the exceptionally fine grout joints characteristic of Terra & Zellige mosaics, it is essential to use a wet grout mixture.
- A wetter grout consistency ensures that the material can adequately fill and compact into the narrow joints, preventing voids and promoting a durable installation.
- This requirement applies regardless of grout product type and must be observed to achieve proper performance and appearance.
Black Marks on Terracotta Tiles
Issue:
- Black spots appear on the terracotta tiles surface
Solution:
- The Terracotta tiles are crafted from natural clay and fired in a traditional wood oven. Unlike other terracotta tiles that are sun-dried or baked in gas ovens, this method results in a unique finish. The black dots are actually natural ash deposits from the burning wood during the firing process. This is a characteristic feature of the tile and part of what gives it its authentic, rustic appearance.
